Apartment and Residential EV Charging Infrastructure Design
Apartment charging is rarely an electrical problem first. It is a cost-allocation and fairness problem that happens to require electrical work.
The supply is shared, the parking is often unassigned, the residents pay collectively, and adoption arrives unevenly over years. A design that solves the wiring but not the allocation gets rejected by the committee.

Design for uneven adoption
The common failure is designing for today's two electric vehicles, then discovering that serving the next ten means redoing the infrastructure. The opposite failure is installing for full adoption immediately and carrying the capital for years.
The workable middle is infrastructure sized for the eventual build with chargers added incrementally: containment, cabling capacity and distribution installed once, charge points populated as demand arrives.
Who pays for what
- Shared infrastructure, usually funded collectively as a building asset
- Individual charge points, usually funded by the resident who requests one
- Energy consumed, which must be attributed accurately or the arrangement collapses
- Ongoing maintenance, which needs an owner named before installation rather than after a fault
Energy attribution is where schemes fail politically. If residents suspect they are subsidising a neighbour's driving, support disappears regardless of how good the engineering is.
Metering and billing
Each charge point needs metering the residents will accept as fair. Whether that is billed through the building account and recovered, or paid directly by the driver, is a governance decision that should be settled before the electrical design is finalised, because it changes the metering requirement.
The supply constraint is usually binding
Residential buildings rarely have spare capacity sized for vehicle charging. Managed charging is not an optimisation here, it is what makes the scheme possible without a supply upgrade that the building would have to fund.
Unassigned parking
Where bays are not allocated to apartments, charge points cannot be private. That changes the model to shared access with authorisation and per-session billing, and it changes the fairness conversation entirely. Establish which situation applies before designing anything.

What actually happens in apartments
Apartments show the highest utilisation of any AC site we operate, and it concentrates overnight. That is the awkward part: the building is least able to take the load at exactly the hour every resident wants to plug in.
The usual answer is to upgrade the supply. The cheaper answer is usually to move the load. Our chargers hold a schedule, so charging can be kept out of a defined evening peak, run at reduced current through it, and complete across the hours afterwards. A resident who plugs in at seven and leaves at seven does not care which of those twelve hours the energy arrived in.
The second constraint in apartments is connectivity. Basement and podium parking is where mobile coverage is unreliable, and a charger that needs a backend to authorise a session stops working there. Ours run in a community mode that keeps charging and access control working locally with no internet at all, and reconciles when the connection returns.
Why residents complain about the wrong thing
The complaint an association hears is that charging is too slow. The problem is almost never speed. It is that the point was occupied, or that the session failed in a basement with no signal.

Too few points
A building that installs a few fast points serves fewer residents than one that installs more points at lower power from the same supply. The resident who could not plug in at all is the one who escalates, and no amount of charging speed answers them.

Sessions that need a backend
A charger that must reach a server to authorise will fail intermittently in podium parking. Residents experience that as unreliable equipment, not as a connectivity problem, and they are not wrong to.
Design for availability and for local operation, and the speed conversation disappears on its own. A car parked from seven in the evening to seven in the morning has twelve hours to absorb what it needs.
How we work with you on this
An apartment design has to survive a residents' association, a facility manager and an electrical contractor who all want different things. We work with all three rather than issuing a drawing and leaving them to reconcile it.
Where the honest answer is that the building needs fewer points than the committee has been promised, or that the supply genuinely does need reinforcement, we say it in the room. Being the one who tells them early is worth more than being the one who agreed.

Usually not. Size the containment, cabling and distribution for the eventual build, then populate charge points as residents request them. That avoids both redoing the work and carrying idle capital.
How do we stop residents subsidising each other?

Our parking is not allocated. Does that change things?
Substantially. Charge points become shared resources needing authorisation and per-session billing, which is a different model from private points at assigned bays.
Do we need a supply upgrade?
Frequently not, if charging is managed. Managed charging is what makes most residential schemes possible within the existing supply.
Who maintains it?
Name the owner before installation. A charge point with no maintenance owner becomes a disused charge point after its first fault.
